The development comprised a steel framed structure up to seventeen storeys to provide residential accommodation and commercial facilities. The steel superstructure is founded on a series of reinforced concrete ground beams with depths up to 2m supported off piled foundations.

The site is adjacent to Blackhorse Road Station and lies between Forest Road and Network Rail lines. The site comprised a car dealership, garage for repairs, car wash and areas of hardstanding.

Sheet piled walls were required to retain the footpath along a section of the Northern boundary and adjacent site to the west. This was to allow excavation for the piling mat and subsequent excavation to trim down the piles and install the ground beams in a safe manner without undermining the footway. During construction the piles were required to stand as cantilevers. The sheet piles were left in place on completion of the construction but not required in the permanent works. The sheet piles retain a length of approximately 46m along Forest Road.
