[post_content] => A development of 70 new homes on a brownfield site, designed to Code for Sustainable Homes Level 3, with a mix of shared ownership, private sale and over 50’s flats as well as 4 retail units. Our scope of work covered ground investigation, foundation design, drainage and highways works. The houses were built as either traditional low-rise or contemporary 3-storey buildings using timber frame construction.
The ground investigation found considerable depths of made ground but the relatively light loading from the timber structures meant that vibro stone columns with reinforced ground beams could be used to provide an economical foundation solution. Drainage works required a diversion under a Section 185 Agreement whilst highway works included traffic calming measures and realignments throughout wider local area.

[post_content] => Twin Valley Homes selected Wates Living Space as their design & build contractor for the redevelopment of a 2.5ha site in Darwen, Lancashire where they planned to create 95 new homes in traditional low-rise housing. Westlakes were appointed by Wates to provide civil, structural and highway design for the project, which was to be delivered in three phases.
The existing site was steeply sloping and had been developed in the 19th century as traditional terraced housing. Blackburn with Darwen Council had a Strategic Development Plan which set out clear aspirations for the redevelopment of the site and included a desire for shared amenity spaces. Architects Arcus designed a scheme which mixed terraced and semi-detached houses with both on-street and in-curtilage parking and featured a Homezone running through the centre of Phases 1 and 2.
All the new houses were built in timber-framed construction with stone elevations. Ground conditions comprised poor made ground over clays which, though varying in strength, were always adequate to carry the light load of the houses. Various foundation and ground improvement options were considered but the most economical foundation solution was found to be shallow strip footings built on lean mix concrete fill down to the top of the clays.
The site was steep, with local street gradients of up to 1 in 10, and changes in level between adjacent plots were up to 2.5m in places presenting significant challenges to the team. A variety of methods were employed to overcome this including introduction of basements and gabion retaining walls up to 2.5m high.
